Historically, the very best time to put your home on the market has been late spring, through the summer, and up until school starts. That was the rule of thumb up until the Covid crisis. During and after the pandemic, those rules went out the window.
Similarly, listing a home in the period of time from Thanksgiving through the New Year was to be avoided, but I personally I experienced personal record breaking months in November and December some years.
In my opinion, it’s less about timing the market, and more about making the property market ready, and perhaps most importantly – priced correctly. It always down to price. When a home is over-priced initially, the likelihood of suffering price reductions and actually netting less dollars is exponentially multiplied. Work with your agent to get the price right and the home looking its best.
So I would encourage potential sellers to go on the market when they need to and not wait. Less competition and a well presented are keys to success!
