In this crazy and fast-paced market, buyers are desperate to get into homes and beat the crowd in getting their offers in. Many new buyers, especially, have their offers beaten out – the frustration level is high. Some agents are cutting corners to get their clients in – I’ve heard stories of homeowners coming out of the shower to find perspective buyers in their living room.
Each home listing has specific instructions to other agents, or cooperating brokers on how to show the property. Some are as simple as “Go and show!” while other homes require 24 or 48 hours. Still others have specific days when showings cannot be scheduled. Ignoring or violating these instructions may result in a fine and a slap on the wrist to the offending broker.
