It’s simple: When you hire a Realtor (sign a listing agreement) and they are a member of the multiple listing service (MLS) they will be cooperating with other brokers and those folks will be showing your home as well as brokers in your agent’s home. Well, how does that work?
When your agent is discussing their marketing plan with you, they will also be discussing showing instructions. Will the home the vacant and easy to show? Do you need 4 hour notice to remove pets and clean? Is the home tenant occupied and the tenants need at least 24 hour notice? Are you okay with having a keybox on the home?
The important thing to know about a multiple listing keybox is that the only people able to access the keys are members in good standing with the multiple listing service AND that your agent can track who has gone in and out of the house.
Also, since pandemic restrictions have been lifted, every agent showing your home should be leaving a business card in a logical location, i.e. kitchen counter or entryway table.
